Lincoln Park prices: September 2026
Every major public source shows Lincoln Park prices up by double digits from a year ago, though the sources measure different things and land on different numbers.
| Source and area | Measure | Figure | Year over year | Month |
|---|---|---|---|---|
| Redfin, ZIP 60614 | Median sale price | $849,750 | +16.4% | Sept. 2026 |
| Redfin, Lincoln Park neighborhood | Median sale price | $899,748 | +23.3% | Sept. 2026 (page describes three months ending Sept.) |

| Redfin, Lincoln Park neighborhood | Median sale price per sq ft | $498 | +10.8% | Sept. 2026 |
| Zillow, Lincoln Park neighborhood | Zillow Home Value Index | $697,400 | +10.9% | Sept. 30, 2026 |
| Zillow, ZIP 60614 | Zillow Home Value Index | $682,500 | +10.6% | Sept. 30, 2026 |
| Zillow, Lincoln Park neighborhood | Median sale price | $822,667 | Not reported | Aug. 31, 2026 |
| Zillow, ZIP 60614 | Median sale price | $771,000 | Not reported | Aug. 31, 2026 |
Why the gap? Redfin’s median is the middle price of homes that actually closed, so it moves with the mix of what sold: a month heavy on single-family homes pushes it up, and a month heavy on one-bedroom condos pulls it down. Zillow’s Home Value Index estimates the value of a typical home whether or not it sold, which is why it sits lower and moves more smoothly. Neither Redfin nor Zillow publishes separate detached and condo/townhome figures for Lincoln Park on these pages, so the split comes from the MLS data below.
How many homes sold and how fast
More homes closed in Lincoln Park in September 2026 than in September 2025, and roughly half sold above list price.
- Homes sold: 379 in ZIP 60614, up 10.6% from 343 (Redfin, Sept. 2026); 357 in the Lincoln Park neighborhood, up 7.2% from 333 (Redfin, Sept. 2026).
- Median days on market: 41 in 60614, the same as a year earlier, and 40 in the neighborhood (Redfin, Sept. 2026).
- Median days to pending: 8 in both 60614 and the neighborhood (Zillow, Sept. 30, 2026). This counts days until a home goes under contract, not until it closes, so it isn’t comparable to Redfin’s figure.
- Sale-to-list ratio: 102.2% in both 60614 and the neighborhood, up 1.3 points from a year earlier (Redfin, Sept. 2026). Zillow’s August 2026 figures were 1.024 for 60614 and 1.027 for the neighborhood.
- Sold above list: 50.0% in 60614 and 49.9% in the neighborhood (Redfin, latest month shown, Sept. 2026 page). Zillow’s August 2026 figures were 61.8% (60614) and 66.0% (neighborhood).
- Price drops: 10.2% of 60614 listings and 9.7% in the neighborhood had a price cut, both down 1.8 points from a year earlier (Redfin, Sept. 2026 page).
Inventory: how many homes are for sale
At the end of September 2026, Zillow counted 186 homes for sale in ZIP 60614 and 133 in the Lincoln Park neighborhood, with 101 and 73 new listings in the month. Across the city, supply is tighter than a year ago: Illinois REALTORS reported 3,788 homes for sale in the City of Chicago in September 2026, down 20.9% from 4,789.
Lincoln Park by the MLS numbers (MRED)
These figures come from Midwest Real Estate Data (MRED), the Chicago-area multiple listing service, for MRED’s Lincoln Park area, pulled on October 25, 2026. “Past month” covers the month before that date (roughly September 25 to October 25); “past 12 months” covers the year before it. “Detached” means single-family houses; “attached” means condos and townhomes. MRED reports averages here, not medians, so a few very expensive sales pull the averages up, especially for houses.
| Metric | Detached | Attached |
|---|---|---|
| Closed sales, past month | 8 | 75 |
| Average sale price, past month | $3,085,250 | $995,698 |
| Sale price as % of list price, past month | 100% | 103% |
| Average market time of sold homes, past month | 46 days | 15 days |
| Closed sales, past 12 months | 163 | 1,031 |
| Average sale price, past 12 months | $2,723,768 | $877,334 |
| Active listings (October 25, 2026) | 34 | 156 |
| Average list price of active listings | $3,846,968 | $906,454 |
| Months of supply | 2.5 | 1.8 |
Months of supply is the number of active listings divided by the average number of sales per month over the past year (163 and 1,031 sales, or about 13.6 and 85.9 a month). By the usual rule of thumb, under about six months favors sellers, and both segments are well under that. Condos and townhomes are moving especially fast: in the past month they sold in an average of 15 days, at 103% of list price. Over the past 12 months, Lincoln Park also had 35 sales of two- to four-unit buildings at an average of $1,509,643, with 11 on the market now.
How Lincoln Park compares with the city
Citywide, Chicago prices rose while sales fell. Illinois REALTORS reported, for September 2026 compared with September 2025:
- City of Chicago: 1,681 home sales, down 7.2%; median price $389,900, up 8.3%; 3,788 homes for sale, down 20.9%.
- Chicago metro area (nine counties): 7,326 sales, down 3.5%; median price $385,000, up 6.9%.
- Illinois: 11,104 sales, down 3.3%; median price $324,000, up 7.8%.
These figures combine single-family homes and condos. By Redfin’s count, Lincoln Park’s closed sales rose in September while the city’s fell, and its price gain was larger than the city’s.
Mortgage rates this week
Freddie Mac’s Primary Mortgage Market Survey for the week of October 22, 2026 put the average 30-year fixed rate at 7.32%, down from 7.40% the week before and up from 6.19% a year earlier. The 15-year fixed averaged 6.68%, down from 6.71% the week before and up from 5.44% a year earlier. On a monthly basis, Freddie Mac’s 30-year average was 6.86% in September 2026, up from 6.67% in August (as cited by Illinois REALTORS). Your own rate depends on credit, down payment, loan type and lender.
What the numbers mean for buyers
The September data describes a competitive market with higher borrowing costs than a year ago.
- Expect to pay close to or above asking. The median home sold at 102.2% of list in September, and about half sold above list (Redfin).
- Move quickly on homes you like. Zillow’s median of 8 days to pending means many homes go under contract within about a week of listing.
- Some listings do adjust. About 1 in 10 listings had a price cut (Redfin), so a home that has sat longer than its peers may have more room to negotiate.
- Budget at today’s rate. The 30-year average is about 1.1 points higher than a year ago (Freddie Mac), which raises the monthly payment on the same loan amount. Get a current lender quote before you set a price range.
- Compare like with like. A neighborhood median mixes condos and houses, so use the MLS split above and recent sales of similar homes. Our condo buying guide covers what to check in a building.
What the numbers mean for sellers
Sellers saw higher prices and more closed sales than a year earlier, but the data also shows that pricing still matters.
- Prices are up from last year. Every source above shows double-digit year-over-year gains through September 2026.
- Competition among listings is limited. Zillow counted 186 homes for sale in 60614 at the end of September, and city inventory was down about 21% from a year earlier (Illinois REALTORS).
- Not every home sells fast. The 40–41 median days on market (Redfin) and the roughly 10% of listings with price cuts show that some homes take longer.
- Buyers are paying more to borrow. With rates higher than a year ago, the monthly cost of a given price is higher for financed buyers.
- Plan your closing costs. See the transfer tax table in our Lincoln Park real estate guide.
