Mortgage rates

Freddie Mac’s weekly survey for October 29, 2026 put the average 30-year fixed rate at 7.24% and the 15-year at 6.60%, both down slightly from the week before but more than a point higher than a year earlier (6.17% and 5.41%). Prices rose this year despite higher borrowing costs.

What the numbers mean

For buyers

  • Expect competition on well-priced condos: the average condo sold above its original asking price.
  • Be ready to move quickly. Half of all homes went under contract within about a week of listing.
  • Single-family houses give a little more room. They averaged just under full asking, and there was nearly twice as much supply as for condos.
  • Check building details before you offer. Our condo building guides cover unit counts, year built and ownership type.

For sellers

  • Low inventory works in your favor: there was less than two months of supply in every segment.
  • Pricing still matters. The median original list price rose far less than sale prices, and homes priced right sold in days.

About this data

  • Source: Midwest Real Estate Data (MRED), the multiple listing service for the Chicago area, through its InfoSparks market statistics tool (ShowingTime+). Pulled November 3, 2026, for data through October 31, 2026.
  • Area: MRED’s own Lincoln Park market area (8007 – CHI – Lincoln Park). Its edges may differ slightly from the City’s Lincoln Park community area (North Avenue to Diversey Parkway, the river to the lake).
  • What’s counted: MRED’s “single family” property class, which includes detached houses and attached homes (condos and townhomes). Two-to-four-unit buildings, rentals and land are not included. Only sales recorded in the MLS are counted, so private sales are missing.
  • Trailing 12 months: each figure covers the 12 months ending in the month shown. “Homes for sale” is the average across those months.
  • Medians vs. averages: the median is the middle sale; the average is pulled up by a few very expensive homes. We lead with medians.
  • Earlier reports: October 2026 market update (single-month figures from Redfin, Zillow and MRED).
