Price per square foot strips out some of the effect of home size. It rose faster than the median for houses ($500 to $618, up 23.6%), which suggests the gain is not only a shift toward bigger homes. For condos and townhomes it rose 10.0%, from $418 to $460.

Supply and demand
The main story of the year is supply. For single-family houses, new listings fell 23.7% (287 to 219) and closed sales fell 20.2% (203 to 162). For condos and townhomes, new listings fell 8.4% and sales fell 4.1%. Sales roughly tracked listings: buyers bought most of what came to market.

New listings Closed sales
Months of supply measures how long the current inventory would last at the recent sales pace. For houses it fell from 4.6 months in mid-2024 to 1.7, and for condos and townhomes it slipped below one month in early 2026. The average number of homes for sale fell to 25 houses and 74 condos and townhomes.
How many months it would take to sell every home for sale at the recent pace. Under about 4 is generally considered a seller’s market.

How fast homes sell
Homes moved faster again. Median market time fell to 12 days for houses (from 14) and 7 days for condos and townhomes (from 8). Averages are longer, 38 and 24 days, because a minority of listings sit much longer. From contract to closing took a median of 34 days.

Showings
Showing activity rose. Each listing drew an average of 6.0 showings over the year, up from 5.5 (4.8 for houses, 6.3 for condos and townhomes), and the median home needed 7 showings to go under contract, the same as a year earlier. Showing counts come from ShowingTime’s appointment system, so showings booked another way aren’t included.

Mortgage rates
Freddie Mac’s weekly survey for October 29, 2026 put the average 30-year fixed rate at 7.24% and the 15-year at 6.60%, both down slightly from the week before but more than a point higher than a year earlier (6.17% and 5.41%). Prices rose this year despite higher borrowing costs.
What the numbers mean
For buyers
- Expect competition on well-priced condos: the average condo sold above its original asking price.
- Be ready to move quickly. Half of all homes went under contract within about a week of listing.
- Single-family houses give a little more room. They averaged just under full asking, and there was nearly twice as much supply as for condos.
- Check building details before you offer. Our condo building guides cover unit counts, year built and ownership type.
For sellers
- Low inventory works in your favor: there was less than two months of supply in every segment.
- Pricing still matters. The median original list price rose far less than sale prices, and homes priced right sold in days.

About this data
- Source: Midwest Real Estate Data (MRED), the multiple listing service for the Chicago area, through its InfoSparks market statistics tool (ShowingTime+). Pulled November 3, 2026, for data through October 31, 2026.
- Area: MRED’s own Lincoln Park market area (8007 – CHI – Lincoln Park). Its edges may differ slightly from the City’s Lincoln Park community area (North Avenue to Diversey Parkway, the river to the lake).
- What’s counted: MRED’s “single family” property class, which includes detached houses and attached homes (condos and townhomes). Two-to-four-unit buildings, rentals and land are not included. Only sales recorded in the MLS are counted, so private sales are missing.
- Trailing 12 months: each figure covers the 12 months ending in the month shown. “Homes for sale” is the average across those months.
- Medians vs. averages: the median is the middle sale; the average is pulled up by a few very expensive homes. We lead with medians.
- Earlier reports: October 2026 market update (single-month figures from Redfin, Zillow and MRED).
